•        A personal or business check in the amount of $10,000 must accompany the bid form and may be
mailed at the time the initial bid form is completed, but must be received on or before June 16, 2009 to be
included in the Auction!
•        This check will be held with the bid form until a Purchase and Sale Agreement has been completed,
and will be immediately returned to any un-successful bidder at the end of the Auction.
•        Pre-Auction Offers (submitted on the authorized Purchase and Sale Agreement) will also be
considered and if accepted by the seller the auction may be cancelled at any time
•        All bids received by noon, June 16, 2009 will be in the final Auction
•        A “soft finish” to the bidding will allow bidders to increase their bid to exceed any bid that is in the
“winning position” as of the close of bidding or in subsequent “upset” bidding.
•        Bidding will remain open for two hours after the preceding upset bid.
•        Bidding will be closed after a two-hour period with no upset bids.
•        The final bid price is subject to seller confirmation, and a Purchase Agreement will be prepared
immediately upon that confirmation.
•        There is an un-disclosed reserve that may be lowered by the seller to confirm any sale.

5% Buyer’s Premium will be added to the high bid price to determine the contract price.
Oceanfront Home to be sold to the highest bidder, subject to seller confirmation.  Tax Appraisal on the
house is $1,143,623 and the average price of similar homes currently on the market is over $2 million!  The
suggested starting bid is less than 1/3 of a traditional “asking price”.

Registration: Bidders must submit a personal or company check in the amount of $10,000 with your bid
form or Purchase Agreement. All checks will be returned to unsuccessful bidders immediately after the
bidding.

Previews: By appointment only, June 9, 2009. Because Figure Eight Island is a Private Island you must
make prior arrangements to get inside the gate.

Broker Participation: Buyer’s Agents who properly register their buyer with the Auction Firm will be paid a
commission of 2.5% of the high bid price at closing.
